How we do it

Our process

  1. Step 1

    Free quote

Photos of the floor, hallway or path plus measurements to start.

  2. Step 2

    Assess the base

The existing base is checked and made sound and level before tiling.

  3. Step 3

    Set out the pattern

Borders and centre lines set out dry so the pattern lands correctly at every edge.

  4. Step 4

    Lay & grout

Tiles laid piece by piece, then grouted and cleaned down.

The materials

Geometric and encaustic-style period tiles, unglazed clay tiles, mosaic, natural stone and marble.

Questions

Victorian & period floor tiling — your questions answered

Can you repair an original Victorian floor?

We can patch and re-lay areas where you supply matching tiles, blending into the surviving original work.

Do you lay front paths and steps?

Yes, exterior paths, thresholds and steps are a regular part of this work.

How long does a hallway floor take?

Geometric floors take longer than plain tiling — typically several days depending on size and pattern.

Can you match an existing pattern?

Usually yes, if you can source matching tiles. Send photos and we'll advise on the layout.

Should the floor be sealed?

Unglazed period tiles are normally sealed after laying. You supply the sealer if you'd like it applied.

Do you remove the old floor covering?

Removal can be included if requested at quoting stage, as it affects time and waste.

How many spare tiles should I order?

Geometric patterns generate more cuts, so order a generous overage — we'll advise per pattern.

Can you lay over an old concrete base?

Yes, if the base is sound, dry and level. We check and prepare it first.

Do you supply the tiles?

No — TLS Tiling fits the tiles you supply. You choose and buy your tiles, and we install them with care.

Do you do full bathroom installations?

No. We are a tiling-only specialist, so no plumbing, electrics or sanitaryware fitting. We handle the tiling side of the job.

Which areas do you cover?

London and surrounding areas up to around 20 miles. Message us with your postcode and we'll confirm.
